The homes that sell for the highest amount of money (and get the most offers in the quickest amount of time) are always the homes that look the best. Getting a home Market Ready and ensuring it is priced accurately is essential to a successful sale. My unique home sale strategy is a tried and tested approach that can be tailored to fit your needs and meet your goals.

1. Initial Consultation

Meet at your home to review the home sale process from start to finish. 

During the visit we will walk the exterior and interior of your home to assess the condition and unique features, making initial note of any upgrades and also any significant issues that might need to be addressed before going on the market.  
I’ll share samples of my unique marketing and review recent neighborhood and local sales (what we call comps or comparables). These comps will ultimately be used as the basis for a Market Analysis to help establish pricing on your home.

2. Follow up visit

For our follow up appointment, I’ll share my full Market Analysis on the home.

If you decide to move forward with the process we will:

  • Set an initial sales price
  • Build a timeline
  • Put together a “To Do” list with contractor recommendations
  • Order an initial “O+E” title review to check for liens
  • Ensure there are no open or mistaken insurance claims
  • Start to get the required legal paperwork ready.

3. Preparing Your Home for Market

Once the “To Do” list has been completed (or near complete) your house will be staged by my professional team. In my opinion, Staging is critical to a successful home sale. Staging is statistically proven to help homes receive offers faster and for more money. Do not choose a Realtor that does not stage their listings!

For lived-in homes, my staging team will meet you at the home and work that day to get it to look the best for upcoming photos, videos and showings. If furniture, artwork, or staging items are required to make a room pop – often these can be brought in for no extra charge.  

If a home is vacant, in most cases we stage every room as part of my typical fee – some restrictions may apply.

4. Marketing & Exposure

First impressions matter, and marketing is where we tie it all together. My goal is ALWAYS to maximize results. The “To Do” prior to listing, connecting you with contractors, the staging, it is all with one goal in mind - ensuring your home is ready for market and is beautifully marketed.

My comprehensive marketing plan includes:

  • High-quality professional listing photos
  • Drone photography and video (when appropriate)
  • Multiple and unique marketing videos
  • Exposure on the MLS, Zillow, Realtor.com, and other platforms
  • Social media advertising
  • Advertising the home as “Coming Soon” with strategic launch date
  • Open houses and private showings

5. Showings & Buyer Interaction

The work doesn’t stop there.

While your home is on the market my team and I will:

  • Coordinate showings
  • Follow-up with (and chase down when need be) Realtors to provide feedback from potential buyers
  • Proactively respond to feedback when needed
  • Continue to monitor the market in your neighborhood / price range
  • Inform all interested parties of incoming offers.

My goal is to make the process seamless while ensuring your home gets the attention it deserves.

6. Offers & Negotiations

Now for the exciting part!

Receiving offers is what every Seller is waiting for, but it is also one of the most detailed points of any real estate sale and understanding the fine details of any real estate contract is critical.

This is where my expertise and experience in real estate continues to shine. Northern Colorado can be a very competitive market, and my many years of experience helps sellers navigate single and multiple-offer situations effectively.

When offers come in:

  • Connect with the Buyer’s Lender to ensure they are well qualified
  • I review each offer for the pros and cons
  • Highlight and explain the offer’s contingencies
  • Review contract for “healthy” Dates & Deadlines and accuracy
  • Make recommendations for countering / accepting the best offer.

7. Under Contract

Once we’re under contract the buyer will deliver Earnest Money and typically schedule The Inspections and later The Appraisal. My Transaction Coordinator will also come on board to remind us and ensure we adhere to all Dates and Deadlines.

After The Inspections I will:

  • Coordinate inspector arrival dates and times
  • Review the reports/results with you
  • Share what are typical asks and what are not when the buyer submits an Inspection Objection
  • Negotiate repair strategy / credits for the Inspection Resolution
  • Help co-ordinate contractors / experts when needed

For The Appraisal I will:

  • Connect with the Appraiser
  • Share the comps and updates / upgrades
  • In the event of a “low appraisal” work with the Buyer’s Lender and the Appraiser to increase value

8. Closing & Moving Forward

Before Closing, I work closely with the Title Company, Lender, and all involved parties to ensure a seamless transition. On Closing Day, we finalize paperwork, join you at the closing table and you officially sell your home!
