Buying a house with a realtor in Northern Colorado can be an exciting yet complex process. I often describe purchasing a home like going on a white water rafting trip. From the start you need to have a solid understanding of the journey ahead, who is helping to steer the boat, when to paddle hard, and when to put your feet up and rest awhile. Itā€™s good to know how long the journey takes, what rocks lie ahead, when to dig in, and when to swim to shore. Hereā€™s a step-by-step breakdown of what to expect when working with me as your real estate expect (and rafting guide):

Meet with Robert

  • Before we ever go look at a home let’s meet in person - at my office, or at your current home. Click on Calendly to set up an initial quick call.

  • Talk about financing options and lenders.

Getting Pre-Approved for a Mortgage

  • Before house hunting, let’s talk with lenders to determine how much you can afford, get the best RATE, and who provides OFFER WINNING SERVICE. In the NoCo housing market, picking the right lender can be key to your offer being accepted.
  • Let’s get proof of funds lined up, OR a pre-approval letter, which in today’s market is almost a pre-requisite when submitting an offer for when you find the right home.

Home Search and Showings

  • When you want to see a home, TEXT me the address and your availability.
  • Depending on market conditions, ideally we can see a few homes in 1 to 2 days. Sometimes we just see one at a time.
  • On arrival let’s always do a walk around the exterior of the home first (weather permitting) . I’m not a home inspector, BUT I’ve logged hundreds of hours with home inspectors and have a keen eye for many of the concerns I know to be on the lookout for.
  • Similarly on the interior, let’s take note of condition, and potential repairs. I’ll help guide you on this. Please give me feedback when walking through a house.

Making an Offer

  • Once you find the right home, the first thing I’ll do is call the other realtor. Over the years I’ve built relationships with many other NoCo Realtors, and these pre-existing relationships can be helpful. I’ll ask for as much information as they can give me to help us make the an informed and strong offer based on the facts.
  • Next, let’s review the neighborhood comparable sales, aka “the comps” to make sure the home is priced accordingly.
  • Competitive markets may require strong offers, including escalation clauses or fewer contingencies – we will but a strategy to work.
  • The seller may accept, reject, or counter your offer.

Under Contract & Due Diligence

  • Once the offer is accepted, you’ll enter the due diligence period.
  • I’ll help you schedule the right inspectors and inspections for the home’s structure, foundation, roof, plumbing, and electrical systems.
  • We’ll negotiate repairs or credits if issues arise.
  • I’ll notify the lender to order an appraisal to ensure the home’s value aligns with the purchase price, connecting with the appraiser to answer questions and send over comps.

Finalizing Financing

  • Keep providing financial documents to your lender to secure the mortgage.
  • Avoid making large purchases or opening new credit lines before closing.
  • I’ll continue to help coordinate with the lender, title company, and seller’s agent on questions/concerns.

Closing Process

  • I’ll review settlement statements and financials for accuracy.
  • Complete a final walk through before heading to Closing.
  • Attend Closing and review significant final documents while you sign.
  • Once everything is finalized, you receive the keys to your new home!

Moving In and Post-Purchase Considerations

  • Don’t forget to set up utilities, change your address, and arrange for moving services. I’ll give you all those details.
  • Consider home warranty options for added protection.
  • We will stay in touch! I’ll always be happy to provide referrals for contractors, landscapers, or other home services.
